Will curb replacement and paving impact my plants along the road?
Homeowners are encouraged to temporarily relocate plants within 12 inches from the curb. Once the road work is done, our landscape company will reconstruct those areas adjacent to the work.
Are there going to be times when I cannot get in my driveway?
Free and clear access to your driveway will not be available during construction. The work will likely take 1 to 2 weeks to accomplish depending on the length of the section of work. It would be prudent to plan on being indisposed for about 10 days or longer if there are unavoidable delays. You will be notified when work is to begin. Your driveway will be accessible 5 days AFTER construction is complete.

Will I be able to park in the street near my home during paving?
The street must be clear of cars during construction hours - typically 7 AM until 3:30 PM.
Parking on the street overnight is possible, but not really advised. Everyone is going to face the same problem. Parking in an adjacent area that is not under construction would be a better alternative. Everyone, please work together as neighbors in the next phase will likely need your help in a week or two.
Will my yard be impacted because of the curb replacement?
Curb heights may be adjusted throughout the neighborhood to resolve drainage issues. Where curb heights are adjusted, the project will infill topsoil and a fescue/rye mix. If a Homeowner prefers to omit the fescue/rye mix, they must opt-out of the fescue/rye mix via Matt Fields. His phone number is 312.543.1077. His email is Mattbailey1994@yahoo.com. To harmonize the slopes for vehicle access, private driveways will be repaired to the first joint.
Will my driveway be impacted and if so, what do I need to know?
Driveways that are impacted are currently listed in the legend on the Phase One map. During the course of work, additional driveways may need to be added to the list. If your address is not listed on the legend your driveway is not scheduled for construction at this time.

We have several different washed aggregate finishes in the neighborhood. Where driveway work is required, we will match each finish with the new work. The existing driveways are weathered and are often dirty. Subsequent to the new concrete work, a good pressure wash will do a lot bring the old finish up to the new finish. We will attempt a perfect match with the existing concrete, but there will surely be variations. Sealing the new and old work can minimize differences as well. Sealing not only helps to minimize differences, but it's also good for the longevity of the concrete as well, because it seals the surface and helps prevent weathering action during the winter.
Individual owners can speak to the construction forepersons to get contact information for subcontractors who can do this work.
Washed Aggregate Concrete is a special process: The concrete is poured and finished initially. Once the first set has occurred, the contractor will apply a retardant to keep the top of the concrete from continuing to set up. Then the concrete will be covered with a plastic sheet for overnight curing. Workers will return in the morning, remove the plastic, and pressure wash the freshly set concrete to achieve the washed aggregate finish.
Your responsibility:
This process must unfold precisely as intended, or the work will not produce a good result. Do not remove the plastic, nor allow anyone else to remove the plastic. If it is removed prematurely, it will ruin the job. It cannot be fixed short of demolishing the newly laid concrete and pouring it again. If this occurs, replacing the concrete would be at the homeowner's option and at his expense.
Once the concrete has been pressure washed, it still needs several days to cure before it can take vehicular traffic. Plan on staying off of the new driveway concrete with vehicles for at least 5 days after the finishing is complete.
Will paving impact the mail or delivery services?
There will be no disruption to mail or delivery services. The Contractor may have one lane of traffic closed, but will provide traffic management around that closure.

Water is presently jumping the curb in the cul-de-sac, will this be addressed by the project?
In our hilly neighborhood, particularly at the bottom of cul-de-sacs, water travels with a strong velocity. Through the curb replacement scope, the project anticipates a continuous hand-troweled curbs with a lip to focus water toward the nearest drain. Each known problem location has been observed by the Civil Engineer who has provided a resolution. The proposed solution does not guarantee that water will always be diverted to the catch basin, particularly in very severe weather events; however, the intended solution is anticipated to improve existing conditions. To harmonize the slopes for vehicle access, private driveways will be repaired to the first joint. The scope of work will require the Contractor to match the existing material, texture, and jointing as close as reasonably possible. A drain inlet is placed in the wrong position, will the scope include a resolution to direct water to the drain?
At the foot of Harpeth Trace Court, a continuous curb will be installed. The plan is to 'wrap' the curb to direct water properly to the inlet.
Will drain inlets be replaced to match the rest of the community inlet type?
All steel drain inlets will be replaced with a profile to match the extruded curbs and set at the appropriate elevation.
There are cracks in the road, will these be repaired by paving?
There are several stress cracks throughout the existing neighborhood streets. Cracks will telegraph through the new pavement if they are not properly resolved. Milling will solve most of the problems, but not all. For cracks that exist beyond the milled surface, the Civil Engineer has specified a transition substrate below the finish coat that is intended to resolve this type of condition.
When will construction begin?
Monday, September 16, 2024 in the first Phase of paving. The location will begin at the intersection of Hickory Trace Place and Harpeth Trace Drive.
The parabolic speed humps appear to be in poor shape, will they be replaced?
The speed humps will be replaced and the existing speed hump profile is intended to remain the same.
Will paving cause me to pay more money through an assessment?
Fortunately, the Association has engaged in prudent reserve practices for this project for many years. The Board has authorized a short term loan in order to deal with post-pandemic price increases. Any decision regarding assessments or changes in dues have been deferred until final project cost has been determined.
